The repercussions of the fragmentation of the housing unit in the Tamim neighborhood (Al-Bayaa area) and its negative repercussions on the residents of the study area

Abstract

The phenomenon of housing unit fragmentation is one of the urban phenomena that
have emerged recently in the city of Baghdad in general and the study area in particular as
a result of many reasons the most important of which is the housing crisis and the increase
in population. As this phenomenon took place by encroaching on the housing units and
breaking them up into housing units of less space which put pressure on the infrastructure
services of the single housing unit. As the housing problem was and still is one of the most
important problems that accompanied the development of the city and the increase in its
population as the size of the population exceeded the city's ability to solve and absorb
it. The only trend was towards encroachment and encroachment on housing units as
well as violations which have become the easiest and easiest way to solve this problem.
especially after the governments failed to solve and absorb this problem. However, the
phenomenon of fragmentation and fragmentation of housing units began to take new forms
that accompanied the development of the housing problem, including the phenomenon of
dividing housing units into parts of less space and using them for different purposes that
serve the residents of the region. In addition retail was accompanied by an increase in
real estate prices and rental rates. And one of the most important reasons that led to the
fragmentation of the housing unit is the increase in the number of residents and the factor
of migration from the countryside to the city. Although the phenomenon of fragmentation
it represented a solution to the problem of housing in certain stages of the development
of the region. Therefore the city of Baghdad in general, and the study area in particular
has suffered in recent years from many problems resulting from an unplanned increase
in the population. in addition to weak laws and the dedine in monitoring of municipal
departments. This led to the division of housing units into units of smaller area. Through
the field study the Tamim neighborhood is located within the Rashid municipality, which is
considered one of the middle neighborhoods in economic terms and is characterized by a
high population as the number of residents of the neighborhood reached (٩٦٠٥١) people
and is characterized by a discrepancy in ternts of the area of housing units - One of the
factors that helped in this is the provision of large areas that helped to divide the housing
units into small parts or sections that may not exceed the housing unit to (2) m T. The
results of the study showed that this phenomenon is in continuous expansion, which led
to a large deficit in the services provided The study came up with some conclusions that
heiped develop a set of recommendations to solve the problem.
